What Should I Do If I See A Street Light Out of Service?
If you are in the Pines at Campbells Crossing section off of Highway 49, you can report the outage to York Electric Coop by visiting their website at York Electric Request Light Repair and completing the form.
If you are in the Campbells Crossings sections off of Campbells Road or Paraham Road, you can report the outage to Duke Energy directly by visiting their website at Duke Energy Request Light Repair
In either case you can mark the appropriate light with a ribbon or something similar and send email to
contact@campbellscrossing.org indicating the nearest address to
the street light. It usually takes between 3–5 business days before
the light is replaced.
Can I access or fish in ponds located in the Association?
No, each of the four ponds located in the Association boundaries are owned by the property owners that abut the pond (pond owners) and are identified in the Covenants & Restrictions.
These pond owners have a joint obligation to maintain and repair their pond and have exclusive use of their pond.
Furthermore, the Association does not maintain or grant requests for access.

Who is Association Management Solutions (AMS)?
AMS is our managing partner providing financial management
services for CCHA to improve availability to members,
realtors, closing attorneys, prospective homebuyers, etc. AMS has an extensive and successful
background in managing communities such as ours and brings a wealth of information and talent to our community.
Why do we need AMS? Why doesn't the treasurer collect our dues anymore?
As many of you know, Board members are volunteers and the treasurer position is an important and demanding position
on the Board. In the past, Campbell's Crossing HOA treasurers took care of the following tasks without
any compensation: prepared the annual assessment billings, did mailings, drove to the post office and collected mail,
drove to the bank and made deposits, kept track of who had paid the dues and whether dues were outstanding,
calculated late fees and interest, paid bills, kept track of expenses and budget variance,
prepared financial statements, dealt with attorneys when liens had to be filed,
answered realtors and closing attorney questions when homes were bought and sold,
and the list goes on and on. First of all, this is a huge time commitment and it is challenging to find
someone with the financial background to do the job properly and someone who can dedicate the time required
to properly perform these duties. As a member of your HOA board, the treasurer cannot be paid for services they provide.
Frankly, nobody wanted to sign up to be treasurer and our community needs the stability of a professional
managing partner with the experience, staff and tools to do the job. There will still be a treasurer who will be in
charge of developing the budget, keeping track of our expenses and checking the financial statements prepared by our
managing partner - AMS.

questions?
As of April 1st 2011, all questions regarding your CCHA account should be directed to
Association Management Solutions (AMS).
In addition, AMS will be assisting our Board with many of the general type questions as well. As always you can contact your

Where Should I Mail My Annual Homeowner's Dues?
Beginning April 1st, 2011 please make all checks payable Campbell's Crossing HOA and mail to:

Where can I obtain access to the Pedestrian/Equestrian Trail?
Two member entrances are located on Paraham Road, one member entrance on Campbell Road, and one member entrance at Lakeford Lane. Each entrance is marked with a green sign indicating No Trespassing and No Motorized Vehicles. Note that there is no automobile parking at any of these entrances.
Can I use my ATV or motorcycle on the Pedestrian/Equestrian Trail?
No motorized vehicles are allowed on the Pedestrian/Equestrian Trail.
Any motorized vehicle that is caught on the trail will have the vehicle confiscated by the York County Sherriff and the
owner will have to pay a fine. Any member that destroys the trail with a motorized vehicle will be required to pay for
the repair of the trail. Only pedestrians, bicycles, dogs on leashes, and horses are allowed on the Pedestrian/Equestrian
Trail. The Pedestrian/Equestrian Trail is an asset that all members of the Campbells Crossing Homeowners' Association
should appreciate and enjoy. All users of this trail must be a CCHA member or be accompanied by a CCHA member.
